These Terms of Service ("Terms") govern your use of SourcerPack, a deal pack platform operated by Fortuna Streams Ltd, Company No. 14965200, Suite 5, 5th Floor, City Reach, 5 Greenwich View Place, London, E14 9NN ("we", "us", "our"). By registering for an account or using the platform, you agree to these Terms in full.

Fortuna Streams Ltd is registered with the ICO (ZC137394) and is a member of The Property Redress Scheme (PRS058448). We are not a regulated financial adviser. Nothing on this platform constitutes financial, legal, or mortgage advice.

1. The service

SourcerPack provides property sourcers with tools to create, brand, and share professional deal packs with prospective investors. The platform includes a deal analyser, pack builder, NDA gateway, and investor-facing presentation layer.

We provide the platform as a tool only. We do not verify the accuracy of the deal data you enter, and we are not party to any transaction between you and an investor.

2. Eligibility

You must be at least 18 years old and operating as a property sourcer, deal packager, or property investment professional in the United Kingdom to use SourcerPack. By registering, you confirm that you are operating lawfully and, where required, are a member of a recognised property redress scheme.

3. Your account

You are responsible for maintaining the security of your account credentials.
You must provide accurate information at registration and keep it up to date.
You must not share your account with third parties or use it to create packs on behalf of unrelated businesses without their consent.
We reserve the right to suspend or terminate accounts that violate these Terms or that we reasonably believe are being used fraudulently.

4. Deal packs and your content

You are solely responsible for the accuracy, completeness, and lawfulness of all content you enter into SourcerPack, including property details, financial figures, photographs, and comparable evidence.

You must not use SourcerPack to present misleading, fabricated, or unverified property data to investors. Doing so may constitute a criminal offence under the Fraud Act 2006 and the Consumer Protection from Unfair Trading Regulations 2008. We accept no liability for the content of packs you create.

You retain ownership of the content you upload. By uploading it, you grant us a limited licence to store and display it for the purpose of delivering the service.

5. NDA gateway

SourcerPack provides an NDA signing mechanism to gate the full property address behind a non-disclosure agreement. The NDA is entered into directly between you (the sourcer) and the investor. Fortuna Streams Ltd is not a party to that agreement.

We record the investor's name, email address, IP address, browser information, and timestamp at the point of signing. This record is provided to you as the sourcer and is stored on our servers. You are responsible for handling this data in accordance with UK GDPR.

The NDA template provided is for general use only and does not constitute legal advice. We recommend you have it reviewed by a solicitor before relying on it commercially.

6. Payments

Fees are charged per pack at £2.99, collected in advance at the point of pack generation. All prices are exclusive of VAT where applicable.

Payments are processed by Stripe. We do not store your card details. Refunds are issued at our discretion — if a pack fails to generate due to a platform error, we will refund the fee in full.

7. Acceptable use

You must not use SourcerPack to:

Present false or misleading property information to investors
Circumvent any legal requirement applying to property sourcing or deal packaging in the UK
Upload content that infringes third-party intellectual property rights
Attempt to reverse-engineer, scrape, or otherwise extract data from the platform
Use the platform for any unlawful purpose

8. Disclaimer of warranties

SourcerPack is provided "as is" without warranty of any kind. We do not guarantee that the platform will be available at all times, free from errors, or suitable for any particular purpose. Financial figures generated by the platform's analyser are estimates only — always verify numbers independently before presenting them to investors.

9. Limitation of liability

To the maximum extent permitted by law, Fortuna Streams Ltd shall not be liable for any indirect, incidental, or consequential loss arising from your use of SourcerPack, including but not limited to loss of profit, loss of data, or loss of a transaction with an investor.

Our total liability to you in connection with the platform shall not exceed the fees you have paid to us in the 3 months preceding the claim.

10. Intellectual property

The SourcerPack platform, including its design, code, and branding, is owned by Fortuna Streams Ltd. You may not copy, reproduce, or create derivative works from any part of the platform without our written permission.

11. Termination

You may close your account at any time by contacting us at fortuna.streams@gmail.com. On closure, your account data will be deleted within 30 days, subject to our legal retention obligations. Pack data containing signed NDA records will be retained for 7 years.

We may terminate your account immediately if you breach these Terms, without refund of any fees paid.

12. Changes to these terms

We may update these Terms from time to time. We will notify you by email at least 14 days before any material change takes effect. Continued use of the platform after that date constitutes acceptance of the updated Terms.

13. Governing law

These Terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
